Today I arrived on site to address the living room thermostat, which had no power. Diagnosis and Repair Found the living room AC system's drain line was clogged. Purge and flush the drain line with dry nitrogen. The condensate drain pan was filled with water. Cleaned the drain line. Current Status The system is now operational. Upon arriving at the property. The client's wife explained to me that the tstat of the living Room is dead. It doesn't show anything on the screen. The client directed me to the room where the tstats is. The client told me that she is in her office in a call but I could ask her about what she needs. I proceeded to verify the tstat. I found the tstat without power. I proceeded to check the AHU in the boiler room. I found the condensate pump drain pen full of water. I showed her and suggested to the client what Next: -Remove the water from the drain pen. -Purge and flush the drain line with nitrogen. The client accepted the proposal. I proceeded to remove a
Return to replace condensing coil for the first floor AC system: * The system is completely empty of refrigerant on arrival * Start disassembling the outdoor condenser removing the outdoor condensing fan motor and all electric electrical wiring associated * Removed all side panelings of the condenser to expose the coil * Disconnected the high and low voltage from the condensing unit and removed * Disconnected all factory wiring from inside the electrical cabinet to remove all electrical from the condensing unit * Cut out the existing coil and filter dryer * Remove the old leaking condensing coil from the condensing unit * Install and set brand new condensing coil in place * Braze Filter dryer in place While flowing nitrogen * braze The condensing coil in place while flowing nitrogen * Connect and secure the outdoor TXV to the condensing coil * Perform nitrogen pressure test on system at 300 psi for 15 minutes checking all connections with bubble soap- No leaks pressure is holding *
